fastEpc.co.uk has carried out Land Registry compliant lease plans for the past 20 years, and we are highly experienced in creating a wide range of plans including:
Q: WHAT IS A LAND REGISTRY COMPLIANT LEASE PLAN AND WHY DO I NEED ONE?
A: In 2002 and 2003 new rules were introduced by the Land Registry. The Land Registration Rules 2003 states that any new lease lasting seven years or longer must be registered with the Land Registry and have a compliant lease plan. Part of the lease application requires a Land Registry compliant lease plan to be produced and submitted.
Q: I ALREADY HAVE A LEASE PLAN. CAN I USE THIS?
A: If your property was registered before 2002, it is almost certain your plan won’t comply with the current Land Registry guidelines.
Q: I’M SELLING MY PROPERTY AND THE ESTATE AGENT HAS ALREADY PREPARED A FLOOR PLAN. CAN I USE THIS?
A: Estate agent floor plans are normally surveyed and drawn for marketing purposes and don’t show all the details and features you will need to include on a Land Registry compliant plan. We are always happy to check the plan you already have to see if it can be adapted and converted into a compliant plan.
Q: WHAT MAKES A LEASE PLAN LAND REGISTRY COMPLIANT?
A: The Land Registry Practice Guide 40 sets the rules and guidelines to follow. A compliant lease plan must be drawn to a recognised metric scale, indicate its orientation, show enough details to be identified on the Ordnance Survey map, show the demised area within the building and the building within the context of the surrounding areas, show the full address, and show the floor level. They should also include any demised area outside, rights of way and correct colouring. The lease plan should not be marked “for identification purposes only”.
Q: WHERE CAN I FIND A COPY OF THE LAND REGISTRY PRACTICE GUIDE?
A: Please follow this link to download the “Guidance for preparing plans for Land Registry applications”.
Q: ARE ALL YOUR LEASE PLANS LAND REGISTRY COMPLIANT?
A: Yes, they are. Floorplans has carried out Land Registry compliant lease plans for the past 20 years and our team supply law firms, surveyors, developers, commercial agents, high profile asset management investment firms and private clients. All our Land Registry plans are fully compliant with The Land Registry Practice Guide 40.
Q: DO YOUR LAND REGISTRY COMPLIANT LEASE PLANS INCLUDE ALL THE NECESSARY COLOURING AND HATCHING?
A: Yes they do and they are normally added to the lease plan in accordance with the information we have. We do, however, ask you to check with your solicitor if our assumptions are correct. The colouring and descriptions are listed in the property’s deeds and we don’t normally have a copy of this document.
Q: HOW DOES YOUR LAND REGISTRY PLANS AND LEASE PLANS SERVICE WORK?
A: It follows 4 simple steps:
- Contact us by email or telephone to get a quote;
- Our local surveyor will call you to arrange a convenient time for the survey;
- Our surveyor will inspect your property. We will send you a draft copy of your lease plans for your approval;
- Upon approval, the final lease plan drawings will be printed to scale and posted to you. It’s as easy as that!
Q: HOW MUCH DOES YOUR LEASE PLAN SERVICE COST?
A: Costs may vary, depending on the type of service required and size of the property.
Q: MY PROPERTY NEEDS SEVERAL LAND REGISTRY COMPLIANT LEASE PLANS. DO YOU OFFER ANY DISCOUNT FOR MULTIPLE PROPERTIES?
A: Yes, we do offer a discount for any additional property, providing that they can all be accessed and surveyed within one visit.
Q: DO YOU OFFER NATIONAL COVERAGE?
A: Yes, our Land Registry and lease plan service offers national coverage. We have a network of 100+ surveyors across the country. Normally our fees are inclusive of any travel expense. Some remote areas, however, may incur a small additional fee to cover our travel expenses which will be agreed with you in advance and stated clearly in the quotation.
Q: HOW QUICKLY CAN YOU MEASURE MY HOUSE?
A: If you have been advised to commission a Lease plan you are probably in the process of selling, buying or letting a property. We acknowledge these are stressful times but our objective is to keep the process as efficient and as smooth as possible. We aim to survey your property within 1-3 days of receiving your instructions. We will then send you the draft plans within 3-4 working days of the survey. A next day survey service is also available for an additional fee.
Floor plans are an essential component in the sale and letting of property. Sellers insist on them, buyers love them and agents win more instructions.
They are an invaluable way for buyers to assess whether a property meets their needs. For estate agents floor plans are an integral part of their service and a means of securing more instructions. We have a range of floor plans to meet every budget and requirement.
Our floor plans services include:
All our floor plans and estate agent floor plans are drawn to the RICS Code of Measuring Practice. Our surveyors complete our in- house training scheme and are regularly audited throughout the year.
All our floor plan services are covered by our comprehensive insurance cover. Having been in business since 1989 we are one of the original floor plan suppliers to the property industry. However, we don’t simply provide marketing plans. Whilst we can handle all types of floor plans for residential, commercial, leisure and development projects we can supply a complete package including CGIs, specialist property photography (drones, elevated masts, night photography etc.), Energy Performance Certificates (Domestic and Non Domestic) and a full brochure design and print service.
