Commercial Energy Performance Certificate

Commercial EPCs show the efficiency of a Building in graph format and comes with a separate Recommendation Report.

  • A commercial EPC is required by law if selling, renting or leasing a building – some buildings are exempt.
  • Fines for non-compliance, imposed by Trading Standards. The Landlord is responsible.
  • Requires a building inspection by a qualified assessor.
  • The certificate is valid for 10 years.
  • All commercial buildings are classified as either Level 3, 4 or 5. A commercial EPC can only be produced by an appropriately Qualified Assessor Level (NDEA) who must be registered with a government approved accreditation scheme.

Domestic Energy Performance Certificates

Domestic EPCs are also legally required when selling or letting a domestic property.

  • Domestic properties require an EPC (Energy Performance Certificate) upon letting or sale. This certificate needs to be in place at the commencement of marketing. This includes flats and houses that are self-contained.
  • EPCs last for 10 years and must be renewed at the end of this period.

Display Energy Certificate

All larger public buildings will require an annual DEC highlighting their energy performance. This is to be displayed prominently in a place visible to the public. These buildings will also require an Advisory Report (AR) providing recommendations for energy improvements each seven years

  • DEC shows the actual efficiency of a Building using existing consumption figures and useable area of the building.
  • Shows the operational rating of a Building in graph format and is accompanied by an Advisory Report.
  • Display Energy Certificate legally required if all the following are true.
  • Display Energy Certificate & Separate Advisory Report required.
  • Must be displayed in a prominent place within the public building.
  • Public Building
  • Frequently visited by members of the public
  • Building size over 250m2
  • Can only be produced by a Public Buildings Assessor (PBEA) who is registered with a government approved accreditation scheme.
  • Display Certificate renewed every 12 months and a new Advisory report every 7 years.
  • Fines for non-compliance, imposed by Trading Standards. Requires a Building inspection by a qualified assessor, assessor uses energy consumption figures to determine rating.

Gas Safety Certificate

Required by landlords for every gas appliance in your rental property. It is a legal requirement and each individual certificate has to be renewed every year. 

EICR (Electrical Installation Condition Report)

An EICR is an inspection of all the internal wiring of a building and fixed electrical equipment, to check that they are safe. Most EICR inspections include the testing of but is not limited to, consumer units/fuse boards, all wiring and electrical accessories, boilers, panel and storage heaters, hard-wired smoke detectors and fire detectors. The report will indicate any defects the EICR report will suggest the necessary changes to rectify the problems.

Land Registry Compliant Lease Plans

Land registry plans include boundary information, title information, a detailed floor plan, measurements of the length and width of the area as well as the number of floors, access points, garden space, boundary walls and is drawn to scale. They are necessary for almost every property related transaction, such as sale and purchase, transfer of ownership, lease transactions, and dispute resolution. 

Floor Plans

A floor plan is a scaled diagram of a room or building viewed from above.  Often required by estate agents and property companies.

Fire Risk Assessment

This is a legal requirement under The Regulatory Reform (Fire Safety) Order 2005, for all Businesses, Homes in Of Multiple Occupation, Buildings of Multiple Occupancy and the communal areas of flats to have a Fire Risk Assessment.

Asbestos Management Survey

The survey is required to locate as far as possible, any ACMs (Asbestos Containing Materials) and to determine their condition. Required by blocks of flats with communal areas, offices, shops, industrial buildings hospitals, schools, factories, care homes, medical practices, and leisure facilities.

Asbestos Refurbishment & Demolition Survey

These are required before any minor or major works can take place to check for any Asbestos Containing Materials)

Asbestos Re-Inspection Survey

To monitor the condition of Asbestos Containing Materials identified in previous reports.  This is required every 12 months.
